She holds the UK record as the largest single investor for the largest UK lease option deal ever completed: 72 houses and flats secured in just one day. Throughout her business journey Nicky has to overcome imposter syndrome and focus on building her confidence, in order to achieve success and now she runs a six-figure company. Here she shares the secrets to being successful in business at 60.
Q1. How did you get to this point in business?
I once heard Tony Robbins say that people make life-changing decisions from either inspiration or desperation. For me, it was desperation.
In 2009, I began my property journey in Lease Options and I set a UK record by becoming the largest single investor in the single largest Lease Options deal in one day — 72 flats and houses in a single transaction. That breakthrough gave me the drive to teach others how to acquire property for as little as £1,500 or less.
It wasn’t always smooth. I was shy and afraid of public speaking, which made sharing my journey difficult. Out of necessity, I enrolled in a professional speaking course with my husband. Coaching and mentoring helped me find my voice, and in June 2023, I launched my own business training people in Lease Options. Today, we’re growing fast by teaching others how to replicate these results.
Q2. What inspired you to start your business and keep building?
It feels like I’m on a mission. I want to show people that they don’t need huge sums of money to build generational wealth.
For example, I once took on a £6 million portfolio for just £200,000 — that’s £2,777 per property. This is a strategy commercial developers have used for years, but it’s only recently become more widely used in residential property.
I’d love to see schools teaching strategies like Lease Options. Instead of parents saving to buy their children’s first home, we could educate the next generation on property finance — giving them skills that last a lifetime.
Even at 60, I knew that coaching others in Lease Options was my calling. These deals are everywhere, and showing people how to secure 20 properties for the price of one is what I love most.
Q3. Who does your business help?

Q4. What’s the biggest challenge you’ve had to bounce back from?
In 2013 while working in Lease Options, I made a costly mistake. I secured a deal and invested significant funds — including my parents’ — without checking if the seller was bankrupt. He was, and legally, he couldn’t complete the deal.
The fallout was devastating: four years in court, £150,000 lost, and even a year of personal bankruptcy. It nearly broke me.
But I bounced back stronger. I created watertight paperwork and processes that protect both me and my clients. Today within my business, I personally guide clients through every stage of their deals. Collectively, they’ve now achieved over £30 million in Lease Options and creative finance property deals across the UK.
That setback taught me resilience, and it shaped the way I mentor others today.
Q5. How do you stay motivated, especially during tough times?
I focus on progress, not perfection. Challenges are inevitable, but I refuse to get stuck in the problem. Instead of being 90% problem and 10% solution, I flip it — 90% of my energy goes into finding solutions. Creativity is what moves us forward.
I also remember the advice from Keith Cunningham, who once told me:“You get in line and stay in line.” It’s like queuing in a cafeteria — you keep moving forward, trusting that each step brings you closer. And when the opportunity is right in front of you, you must reach out and take it.
Q6. What are your plans for future growth?
We’ll continue to grow by helping more people. Our training is changing lives, and we’re systemising our processes with CRM to build a strong platform for expansion.
We’re also looking internationally — particularly at Dubai, where Lease Options with no deposits are a powerful but underused strategy. The goal is to keep reaching, keep teaching, and keep opening doors for people everywhere.
Q7. Away from business, how do you spend your time?
Family always comes first. My husband and I prioritise family time in our diaries. My eldest son, who is 37 and in a wheelchair, needs extra support, and I also care for my 84-year-old father. Beyond that, we love visiting our other children and grandchildren.
I feel blessed to work alongside my husband, my youngest son, and my best friend.
We’re lifelong learners, always reading, listening to audios and podcasts, and travelling to experience new cultures. Meeting amazing people who become lifelong friends is one of our greatest joys.
